Description:
The Chief Accountant is responsible for overseeing the financial operations and ensuring the accuracy and integrity of the company’s financial records. This role is crucial in managing the accounting functions, including budgeting, financial reporting, tax compliance, and internal controls. The Chief Accountant will work closely with senior management to provide financial insights and support strategic decision-making within the real estate development sector.
Key Responsibilities
Financial Reporting & Analysis:
- Prepare and analyze financial statements, including balance sheets, income statements, and cash flow statements.
- Ensure timely and accurate monthly, quarterly, and annual financial reporting.
- Provide financial analysis and insights to support decision-making and project feasibility studies.
Budgeting & Forecasting
- Lead the annual budgeting process and provide ongoing forecasts.
- Monitor actual financial performance against budget and analyze variances.
- Work with project managers to develop budgets for new real estate developments.
Tax Compliance & Regulatory Reporting
- Ensure compliance with local regulations.
- Prepare and file tax returns, including VAT, and other applicable taxes.
- Liaise with external auditors and tax advisors as required.
Internal Controls & Procedures
- Develop and implement internal controls to safeguard company assets.
- Review and improve accounting policies and procedures.
- Conduct regular audits to ensure compliance with internal controls.
Accounts Payable & Receivable Management
- Oversee the management of accounts payable and receivable functions.
- Ensure timely payment to vendors and accurate invoicing to clients.
- Monitor cash flow and manage working capital effectively.
Real Estate Development Accounting
- Track and report on the financial aspects of real estate development projects.
- Manage the accounting for construction costs, land acquisition, and project financing.
- Work closely with project teams to monitor project budgets and expenditures.

Qualifications
- Bachelor’s degree in accounting, CA Article completed, or CA inter or B.com Plus ACCA
- Minimum of 4 to 5 years of accounting experience, with at least 3 years in an accounting role within the real estate development industry.
- Strong knowledge of real estate accounting principles and practices.
- Proficient in accounting software, particularly Excel.
- Excellent analytical and problem-solving skills.
- Strong attention to detail and a high degree of accuracy.
- Ability to work under pressure and meet tight deadlines.
- Exceptional communication and interpersonal skills.
