Description:
The Director of Real Estate Sales & Value Creation is tasked with establishing a new department dedicated to assisting clients in buying and selling buildings and plots, with a particular focus on transactions exceeding a minimum threshold. The successful candidate is expected to generate substantial monthly sales revenue and will play a key role in developing strategies for acquiring property listings, identifying suitable properties, conducting evaluations, managing portfolios, and exploring opportunities for value addition.
Key Responsibilities:
Transaction Volume and Value:
- Achieve monthly sales targets through effective strategies.
- Generate property listings and exclusive partnerships.
Strategy and Approach:
- Develop a comprehensive strategy for property acquisition, particularly plots and buildings in Dubai.
- Execute property sales and analyze methods for enhancing property value.
- Create templates for efficient property analysis by a specified date, with a reasonable turnaround time.
- Establish partnerships with key stakeholders in the real estate value chain.
Develop Asset Management Business Unit:
- Introduce an asset management product by a specified date.
- Secure at least one property under asset management within a given timeframe.
Product Development:
- Define key features and benefits, target clients, and overall strategy for the asset management product.
Investment Strategy:
- Develop a clear investment strategy outlining targeted properties, regions, and selection criteria.
Financial Modeling and Analysis:
- Create comprehensive financial models projecting potential returns from different property investments.
Property Evaluation and Feasibility Analysis:
- Conduct thorough evaluations and feasibility studies for properties.
- Analyze ready buildings for potential value addition and propose ideas for repurposing.
- Assess feasibility for plot developments and create discounted cash flow models for valuation purposes.
Qualifications:
Experience:
- Minimum of 8 years of hands-on experience in the Dubai real estate market with a focus on sales of plots and buildings.
Leadership and Strategic Thinking:
- Demonstrated ability to lead and set up a new department independently, exhibiting strong strategic thinking and problem-solving skills.
Sales and Transaction Expertise:
- Proficient in generating substantial monthly sales revenue and securing property listings without relying on specific numerical targets.
- In-depth knowledge of transaction dynamics in the real estate market.
Partnership Development:
- Proven ability to establish successful partnerships with consultants, contractors, and interior designers within the real estate value chain.
- Aiming for a minimum of three successful partnerships in each segment by a specified date.
Educational Background:
- Bachelor's degree in a relevant field such as Real Estate, Business Administration, or Finance. Advanced degrees or certifications in real estate are a plus.
