Description:
The Leasing Agent/Consultant is responsible for assisting in the leasing and marketing operations of the property. This role involves meeting potential tenants, showcasing available units, ensuring tenant satisfaction, and effectively handling all leasing-related activities. The Leasing Consultant will work closely with the Property Manager to achieve occupancy targets and ensure excellent customer service to all current and prospective tenants.
Key Responsibilities:
Leasing and Tenant Relations:
- Present and lease available apartments to prospective residents in a professional and engaging manner.
- Conduct property tours for prospective tenants, showcasing the benefits and features of the property.
- Maintain an active knowledge of all available units, property amenities, and lease terms.
- Respond to leasing inquiries (calls, emails, in-person) promptly and professionally.
- Process rental applications and lease agreements, ensuring accuracy and completeness.
- Negotiate lease terms, rental rates, and special offers as needed to close leases.
Marketing and Outreach:
- Assist in developing and implementing effective marketing strategies to attract prospective tenants.
- Maintain a presence on social media platforms and advertising portals (Property Finder, Bayut, and Dubizzle) to promote available units.
- Participate in community events and networking opportunities to increase brand visibility.
- Coordinate with marketing teams to ensure accurate online listings, promotions, and advertising materials.
Tenant Retention and Customer Service:
- Maintain strong relationships with current tenants by addressing concerns and inquiries in a timely manner.
- Assist with tenant renewals by offering renewal incentives and ensuring a smooth lease renewal process.
- Resolve tenant complaints and maintenance issues by coordinating with the property management team.
- Ensure a welcoming and positive atmosphere at the leasing office and common areas.
Administrative Duties:
- Maintain accurate records of leasing activities, tenant inquiries, AML compliance, and lease documentation.
- Assist with regular market surveys to ensure competitive pricing and knowledge of market conditions.
- Ensure compliance with property policies and local rental regulations.
- Provide weekly/monthly reports on leasing activities, occupancy rates, and market trends to management.
Property Tours and Inspections:
- Conduct regular property inspections to ensure cleanliness, safety, and readiness for new tenants.
- Report any maintenance or property issues to the Property Manager or Maintenance team.
Key Qualifications:
- Proven experience as a Leasing Consultant, Property Consultant, or in a similar role.
- Knowledge of property management and leasing processes.
- Excellent interpersonal and communication skills, both verbal and written.
- Strong negotiation and sales skills.
- Ability to work in a fast-paced environment and handle multiple tasks.
- Proficient in property portals (Property Finder, Bayut, and Dubizzle) and Microsoft Office Suite.
Education & Experience:
- Bachelor’s degree in Business, Real Estate, or a related field (preferred).
- 3-4 years of experience in real estate leasing or property management.
